- Auction Procedure:
The auctioneer shall offer the property to all registered bidders. Bidders may register by agreeing in writing to be bound by these real estate auction terms and conditions. - Absolute Auction:
The property will sell to the highest bidder, regardless of price. - Buyer's Premium:
A ten percent (10%) buyer's premium will be added to the high bid price to arrive at the total contract price for the property. - Agreement of Purchase and Sale:
The purchaser(s) shall execute an agreement of purchase and sale, in the form provided by the substitute trustee, without modification, immediately after being declared the high bidder. - Deposit:
The purchaser shall submit a nonrefundable deposit to the appointed escrow agent in the amount of 15% of the purchase price immediately after being declared the high bidder. Company and personal checks are acceptable forms of payment. - Taxes:
All Wilson County, Tennessee real property taxes for 2012 will be paid by the Buyer at closing. The purchaser shall not be responsible for the payment of any other prior real property taxes. - Closing:
